Why South End brick condos price differently from new-build Seaport drywall.

Boston is not one wall type. Triple-deckers, brick veneer condos, plaster over lath, and steel-stud high-rises each need different anchors, time on site, and sometimes different mount hardware. A national “starting at” price averages those differences away until install day.

Drywall on wood or metal studs

New-build and many renovated units use drywall over studs. The safe path is to hit structural members sized for the TV weight, not hollow-wall anchors alone for a heavy panel. Metal studs are common in condos. They are not the same as wood: fastener choice and backup plates matter.

Brick and masonry

South End, Back Bay, and many older buildings present brick or masonry that looks solid until you learn it is veneer over a cavity, or soft historic brick that hates the wrong bit. Masonry mounts take more time, different anchors, and sometimes a different placement so you are not chewing decorative faces.

Photos help. A short description of the building era helps more. If we cannot tell veneer from solid from photos, we qualify the quote or schedule a look before promising a one-visit finish.

Plaster, fire blocks, and surprises

Older plaster can hide fire blocking and odd framing. Stud finders lie more often here. That is why a careful layout pass matters more than speed. Rushing a fireplace wall or a shared condo partition is how you buy drywall repair and neighbor complaints.

How pricing should change with the wall

Wall type changes time on site, anchors, and sometimes the mount itself. Brick veneer, plaster, and metal studs are not a drywall-only average. You should see that difference in book online before anyone drills. Flex-eligible TVs start at $88 online. Larger or more complex walls start from $96.
